1. Our Commitment
Rose & Co Developments Ltd is committed to conducting its business ethically, responsibly and with integrity.
We recognise our responsibility to help prevent modern slavery, forced labour and human trafficking within our business operations and supply chains.
We operate a zero-tolerance approach to all forms of modern slavery, including forced labour, servitude, human trafficking and child exploitation. We are committed to ensuring that everyone working directly for, or on behalf of, Rose & Co Developments Ltd is treated fairly, with dignity and respect.
We recognise that the construction industry can be exposed to risks of labour exploitation, particularly through subcontracted labour and complex material supply chains. We take these risks seriously and are committed to taking reasonable and proportionate steps to identify, prevent and address potential exploitation.
2. Our Business and Supply Chain
Rose & Co Developments Ltd is a UK-based construction and property development company undertaking commercial and domestic building, refurbishment and development projects.
Our business operates primarily within the UK and works with a network of subcontractors, specialist tradespeople, building material suppliers and other professional service providers.
The majority of our construction materials are sourced through UK-based suppliers. However, we recognise that certain products, including kitchens, bathrooms, tiles and other interior finishes, may be manufactured or sourced overseas. We therefore acknowledge that potential risks can exist further down the supply chain, beyond our immediate suppliers.
We are committed to working with reputable businesses and encouraging responsible employment and sourcing practices throughout our supply chain.
3. Policies and Business Principles
Rose & Co Developments Ltd is committed to maintaining ethical business practices and expects the same standards from those it works with.
Our approach is based on the following principles:
- All work must be undertaken voluntarily and without coercion, intimidation or threats.
- Workers must be paid fairly and in accordance with applicable employment legislation.
- No individual should be required to surrender personal identification documents or pay recruitment fees as a condition of employment.
- Workers must be free to leave their employment in accordance with their contractual and legal rights.
- Child labour, forced labour, human trafficking and any form of worker exploitation will not be tolerated.
- All individuals must be treated fairly and with dignity, regardless of their background or nationality.
We expect subcontractors, suppliers and business partners to comply with applicable employment legislation and uphold these principles.
4. Subcontractor and Supplier Due Diligence
As our business relies on subcontracted labour and external suppliers, we recognise the importance of understanding who we work with and how workers and materials are sourced.
When appointing subcontractors and suppliers, Rose & Co Developments Ltd will take proportionate steps to assess their suitability and commitment to responsible working practices.
This may include:
- Assessing the reputation and credibility of subcontractors and suppliers.
- Confirming that subcontractors understand and comply with relevant employment legislation.
- Seeking assurance that workers are legally entitled to work in the UK, where applicable.
- Considering how subcontractors recruit, employ and pay their workforce.
- Raising questions where employment arrangements or working conditions appear unusual or potentially exploitative.
- Seeking assurances from suppliers regarding their own sourcing and employment practices, particularly where products originate overseas.
We expect our subcontractors and suppliers to take responsibility for the treatment of workers engaged by them and, where relevant, by their own supply chains.
5. Risk Assessment and Management
We recognise that the construction sector can present risks associated with labour exploitation, particularly where subcontracted, temporary or migrant labour is involved.
For Rose & Co Developments Ltd, the main areas of potential exposure are:
- Subcontractors and specialist trades engaged to undertake construction and refurbishment work.
- Labour supplied through third-party organisations.
- Overseas manufacturing and sourcing of certain building products and interior finishes.
We aim to minimise these risks through appropriate oversight of our subcontractor and supplier relationships.
Potential warning signs may include workers appearing to be under the control of another individual, unusual payment arrangements, unexplained deductions from wages, individuals being unable to access their own identification documents or evidence of intimidation and restricted freedom of movement.
Any concerns identified will be taken seriously and appropriate steps will be taken to investigate and address them.
6. Reporting Concerns
Rose & Co Developments Ltd encourages employees, subcontractors, suppliers and business partners to raise any concerns relating to modern slavery or the exploitation of workers.
Concerns should be reported directly to a company director or appropriate management representative.
All concerns will be treated seriously and handled sensitively. Where necessary, appropriate action will be taken, including involving relevant authorities or specialist organisations.
We will not tolerate victimisation or retaliation against anyone who raises a genuine concern in good faith.
7. Responsibility and Awareness
Responsibility for overseeing the company’s approach to modern slavery rests with the directors of Rose & Co Developments Ltd.
We recognise the importance of understanding the risks associated with modern slavery and will continue to promote awareness of responsible employment and sourcing practices among relevant personnel, subcontractors and suppliers.
8. Monitoring and Continuous Improvement
Rose & Co Developments Ltd is committed to continually reviewing and improving its approach to preventing modern slavery.
We will seek to achieve this through:
- Reviewing subcontractor and supplier relationships.
- Considering modern slavery risks when appointing new subcontractors and suppliers.
- Raising concerns where working arrangements or sourcing practices appear questionable.
- Reviewing our approach to supply chain oversight as the business develops.
- Keeping up to date with relevant legislation and guidance.
This statement will be reviewed annually and updated as appropriate to reflect changes in our business, supply chain and approach to managing risk.
9. Approval
This statement has been approved by the directors of Rose & Co Developments Ltd and represents the company’s commitment to preventing modern slavery and human trafficking within its business operations and supply chains.
